Based on that analysis, we present and discuss our detailed marketing plan, including the use of multiple owned, earned, and paid media channels.
After the Listing Contract has been signed, we undertake a thorough review of your home’s title, mortgage documentation, and house plans. We verify the home’s square footage, lot size, and any Homeowner Association bylaws. Finally, we run through a litany of checklists with you, ensuring every base is covered, from utility bills to home renovations to “Inclusions and Conveyances.”
We guarantee your listing is searchable and easily accessed by your area’s other brokerage firms via the Northern New York MLS and Central New York Information Services (CNYIS). We utilize our detailed property dosier to complete a MLS Profile Sheet and update the MLS’s database with listing details and agent specific instructions. This effective use of our MLS partnerships ensure other agents are incentivized to show your property to their clients.
Great marketing begins with professional photography and captivating listing descriptions. After those are completed, we install yard signs, create various pieces of marketing collateral, and begin pushing the listing through both digital and print channels, including Zillow and Trulia. We keep you regularly updated with the latest marketing activity, sharing analytics and viewing feedback in a fully transparent manner.
As each new offer arrives, we compile and evaluate the offers, preparing a detailed “net sheet” that along with our direct counsel will help you compare the pros and cons of each. At the same time, we’ll be working directly with the buyer’s agent to review buyer’s qualifications and to discuss the his or her offer in detail.
